Site layout and phasing

Our illustrative masterplan makes effective use of the site to create an attractive development with high-quality retail and commercial buildings in a sustainable and landscaped setting.

We are taking a phased approach to the development. Under the plans, the western part of the site would come forward first as Phase 1. This includes the Aldi supermarket, the non-food retail unit and the drive-thru/EV facilities. The site will be accessed via a new roundabout from Northampton Road (see the plans below for more information).

The eastern part would come forward as Phase 2 at a later date and comprises a mix of differently sized business/commercial units.

We are seeking detailed planning permission for Phase 1 and outline permission for Phase 2. If approved, we will submit a detailed application for Phase 2 at a later date.
